What we do
We search and examine title, issue title insurance, hold escrow, conduct closings and record documents — in Pennsylvania and Alabama. Residential and commercial.
Two states, deliberately
Most title agencies work one market. Working two means knowing that Pennsylvania sets premiums centrally while Alabama leaves them to each underwriter; that Pennsylvania charges transfer tax that can reach 5% in the City of Pittsburgh while Alabama charges deed tax on your equity and often lands under a hundred dollars. Those are not details you can generalise between. We keep both sets straight because we work in both.

We issue policies through Stewart Title Guaranty Company and Old Republic National Title Insurance Company.
