How Long Does a Closing Take?

Thirty to forty-five days financed. And the lender is rarely the bottleneck people expect.

The honest answer is that most closings run to schedule, and the ones that do not usually fail for reasons visible in week one.

Typical timelines

  • Financed purchase — 30 to 45 days, set largely by the lender's underwriting and appraisal
  • Cash purchase — as fast as the title work allows, often 10 to 21 days
  • Refinance — 21 to 45 days, again lender-driven

What actually causes delays

1. Title exceptions found late. An unreleased mortgage, an open estate, a judgment. Every one takes as long as a third party takes to respond, and none of them can be rushed. This is the most common cause by a wide margin.

2. Payoff figures requested late. Lenders take days to issue them and the figures expire. Requesting one a week before closing leaves no margin.

3. Funds not arriving. Wires sent on the closing morning may not land in time. Send them the day before.

What rarely causes delays

The signing itself, the recording, or the policy issuing. Those are downstream and predictable.

How to protect the date

  • Get the contract to us the day it is executed, not the week of closing
  • Complete the intake sheet promptly — it is how we learn about deaths, divorces and second mortgages before they become problems
  • Sign the payoff authorisation early
  • Tell us about anything unusual rather than hoping it will not matter

If a date is unrealistic, we would rather say so in week one than discover it in week five. That is not pessimism — it is the only point at which the date can still be changed without cost to anyone.
